Mold After Water Damage: What You Need to Know
Mold is not just a cosmetic problem. It is a health hazard that can cause respiratory issues, allergic reactions, and serious illness — particularly in children, the elderly, and anyone with asthma or a compromised immune system. And it moves fast: given moisture, warmth, and an organic surface, mold can begin colonising within 24 to 48 hours.
In Detroit, mold problems almost always follow water damage — a flooded basement, a slow roof leak, a burst pipe that was not fully dried. Many homeowners discover mold months after a water event they thought was resolved.
Signs You May Have a Mold Problem
- Visible black, green, or white patches on walls, ceilings, or behind furniture
- Persistent musty or earthy odour, especially in basement or bathroom areas
- Unexplained respiratory symptoms that improve when you leave the property
- Warped, stained, or soft drywall or ceiling tiles
- Recent water damage that was not professionally dried
Our Mold Remediation Process
Assessment and testing. Visual inspection and, where appropriate, air and surface sampling to identify mold species, concentration, and extent. Documentation is essential for insurance claims.
Containment. Affected areas isolated using polyethylene barriers and negative air pressure to prevent spores spreading during removal.
HEPA filtration. Air scrubbers with true HEPA filters run continuously to capture airborne spores.
Removal. Mold-contaminated materials that cannot be effectively cleaned are carefully removed and disposed of per EPA guidelines. Salvageable structural materials are HEPA-vacuumed and treated.
Antimicrobial treatment. EPA-registered antimicrobial treatment applied to all affected surfaces to inhibit future mold growth.
Clearance testing. We can coordinate third-party post-remediation clearance testing — a requirement for many insurance claims — to confirm air quality before reconstruction begins.
